How BIM can reduce construction rework

Rework is information failure with a material cost. BIM attacks the four failures that cause most of it.

Failure 1 — drawings that disagree

  • Architectural, structural and services sheets drawn separately drift apart.
  • In BIM all views come from one coordinated model, so the disagreement surfaces on screen.

Failure 2 — invisible interfaces

  • Beam depths, shaft alignment, sunken slabs and headroom are hard to judge in 2D.
  • Clash detection and 3D sections expose these before casting.

Failure 3 — quantities from thumb rules

  • Over-ordering wastes cash and storage; under-ordering stalls the site.
  • Model-based take-offs give element-wise concrete, steel, masonry and finish quantities.

Failure 4 — undocumented changes

  • A verbal change on site leaves the next trade working from the old drawing.
  • Model changes update plans, sections and schedules together, with a revision record.

How to get the benefit

Model and coordinate before structural drawings are frozen, and keep the model live through construction so changes stay recorded.
