Before you start: budget heads and the drawings you must have

A short checklist to run through before the first load of steel arrives on your site.

Split your budget by head, not by guess

  • Civil and finishing works
  • Structure: concrete, steel, formwork
  • Electrical
  • Plumbing and sanitary
  • Doors, windows and joinery
  • Finishes: flooring, painting, false ceiling
  • Statutory approvals, borewell, compound wall, contingency

Keep a contingency you do not touch

Five to ten percent of the total, held aside. Site conditions, soil, and your own late decisions will use part of it. A project without contingency stops midway.

The drawing set you should receive

  • Working plans for every floor with dimensions
  • Sections and elevations
  • Structural GA drawings and details, plus a bar bending schedule
  • Electrical and plumbing layouts
  • Toilet, kitchen and staircase details
  • Door and window schedule
  • A coordinated 3D model or walkthrough
